Buying Property in Dubai? How It Can Lead to UAE Residency

Information current as of 12 October 2026

Many of our clients ask the same question when they buy property in the UAE: does it come with a visa? It can open the door to residency, but it isn't automatic. There are three property-linked routes, and each has its own requirements. Here is how they work and what the process looks like from start to finish.

Three routes, three sets of requirements

Golden Residence (10 years). This is a long-term, renewable residence for property investors, and no UAE sponsor is needed. You need one or more properties in your name with a combined value of at least AED 2 million. Mortgaged properties can qualify if the loan is from an approved local bank, and off-plan purchases can qualify if they come from approved developers. Eligible family members, including your spouse, children of any age and parents, can be included.

Taskeen (2 years). This is Dubai's property investor residence, administered through the Dubai Land Department (DLD). Sole owners can apply regardless of property value. If you own jointly, your individual share needs to be worth at least AED 400,000.

Retirement Residence (5 years). This is a renewable residence for retired property investors aged 55 or over who hold Dubai property valued at AED 1 million or more.

Check how you own the property

Eligibility is assessed on what you own personally, so the structure matters:

  • Joint ownership: each owner is assessed on their own share. A property's total value doesn't automatically qualify every co-owner.
  • Spouses: on the Golden route, where jointly owned property is valued under AED 4 million, one spouse can apply and sponsor the other.
  • Mortgages: DLD asks for a bank letter showing the amount paid and the balance outstanding, so the paid-up amount can matter.
  • Company-owned property: a shareholding isn't automatically treated as personal ownership, so eligibility needs to be confirmed with the authorities first.

Prepare your documents

For most applications you'll need a valid passport and recent photograph, your electronic title deed or title certificate, and your Emirates ID and current residence permit if you have them. Some routes add more:

  • Taskeen: a Good Conduct Certificate issued in Dubai.
  • Mortgaged property: a bank no-objection letter.
  • Spouses owning jointly: an attested marriage certificate.

The authorities can update their requirements, so it's worth confirming the latest list before you apply.

Applying

Applications are made at an authorised DLD service centre. You submit your documents, pay the published fees, and complete a medical fitness examination and Emirates ID formalities. Once approved, your residence permit is issued electronically. DLD's published processing time is 7–10 business days.

For the Golden and Taskeen services, DLD requires you to attend in person, and representatives aren't permitted. Applicants living abroad may be able to get a six-month multiple-entry visa to complete Golden Residence procedures, but DLD's Dubai investor service still requires you to be in the UAE for processing.

Keeping your residence valid

Your residence is linked to your qualifying property, so a few things are worth knowing:

  • Renewal: permits are renewable as long as you keep meeting your route's requirements. Golden Residence holders must also maintain comprehensive health insurance for themselves and their family.
  • Selling or refinancing: selling, transferring, refinancing or changing ownership shares may affect your residence, so check with the authorities first.
  • Time abroad: Golden Residence holders are exempt from the usual 180-day absence rule. For the 2-year and 5-year routes, confirm the rules with ICP or GDRFA Dubai before any long trip.

A few things to keep in mind

  • Buying a qualifying property doesn't guarantee residence approval. Every application is verified by the competent authorities.
  • A residence permit doesn't by itself authorise employment.
  • The AED 2 million Golden Residence requirement is federal and applies anywhere in the UAE. The Taskeen and Retirement routes described here are Dubai services, and other emirates have their own procedures.
  • Fees and procedures are published figures that the authorities can revise.
