Off-Market Opportunities
Property that is genuinely available but never advertised, and why that access cannot be manufactured.
Not every property we work with is advertised publicly. Owners, developers and private clients ask us to handle opportunities discreetly — because a sale is sensitive, because a seller does not want the market to know, or because an allocation is being placed with a small number of buyers rather than released.
Genuine off-market access changes constantly and cannot simply be manufactured for marketing purposes. What exists this month may not exist next month, and a firm that claims a permanent inventory of off-market stock is describing something else.
Why a seller chooses this route
- A listed property that does not sell carries a visible history; an unlisted one does not
- Tenants, staff or counterparties may not yet know of an intention to sell
- A portfolio can be placed with one buyer rather than broken up in public
- Price discovery can happen privately, among buyers who are genuinely able to transact
What we need from a buyer
A brief, rather than a list of buildings. Where an opportunity is being handled discreetly, the owner is relying on us to bring a small number of credible buyers, not to circulate it. That means understanding what you are looking for, what you are able to commit, and over what timeframe — before anything is shared.
If this is the route you want to be on, tell us the brief below. We will come back to you with what is actually available rather than what is being advertised.
Seeing what is available
Where an owner has instructed us but asked us not to advertise, the opportunity sits on a restricted page of this site rather than on a portal. It is not listed in our navigation and it is not offered to search engines. Off-market opportunities currently with us.
By introduction
Available quietly, and not advertised.
Properties we are instructed on that the owner has asked us not to advertise. The price, the unit and the exact address are withheld here — we share them once we know who is asking.
