Portfolio Acquisition
Building a holding deliberately, rather than accumulating one property at a time.
A portfolio is not a collection of individual purchases that happened to be made by the same buyer. It has a shape: a concentration, an income profile, a liquidity position and a set of exposures that only make sense when they are looked at together.
We work with clients acquiring multiple units, floors, blocks, buildings or whole portfolios, and with those building a holding over time towards a defined objective.
What we consider
- Concentration — how much of the holding sits in one building, one community, one asset class or one currency
- Income against capital growth, and which the client actually needs
- Running costs, service charges and the difference between headline and net return
- Financing, capital structure and future capital requirements
- Liquidity: how quickly each part could be sold, and at what discount
- Exit routes, considered at acquisition rather than afterwards
Buying at scale
Larger acquisitions can open terms that are not available on an individual purchase — negotiated pricing, payment schedules, unit selection, bulk arrangements or other commercial terms. How much room exists depends on the developer, the project, the size of the transaction and the state of the market, and we will tell you when there is none.
Where ownership is to be held through a corporate structure, an SPV or a co-investment vehicle, we work alongside qualified legal and tax advisers who put that structure in place.
FAQs
Common questions
It can be, but not every property in a strong market is a good investment. Location, entry price, developer, supply, demand, running costs, financing, liquidity and exit strategy all matter. Our role is to distinguish an attractive market from an attractive individual asset.
We do not rely on generic projected returns. Rental yield and capital performance depend on the property, entry price, financing, holding period, costs and market conditions. For a specific opportunity, we can examine the assumptions and compare realistic scenarios.
Gross rental yield measures annual rental income against the property's value or acquisition price. For investment purposes, we prefer to look beyond the headline number and consider service charges, management, maintenance, vacancy, financing and other ownership costs.
There is no permanent list. The strongest location for income may not be the strongest for capital preservation, liquidity, family demand or long-term appreciation. We begin with the client's objective and then identify the areas and assets that best fit it.
That depends on the investor. Some assets are primarily income investments. Others are bought for scarcity, capital appreciation or long-term wealth preservation. A balanced decision considers both return sources together with liquidity and downside risk.
Very. A property with a high headline rent can produce an average net return once ongoing costs are deducted. We include recurring ownership costs when comparing investments.
The exit strategy should be considered before the purchase is made. Possible routes include resale before completion where permitted, sale after completion, leasing the property, refinancing or holding for longer-term appreciation. A strong investment should ideally have more than one credible exit route.
No. A commercial relationship with a developer does not mean every project or every unit is suitable for every client. We assess each opportunity on its own merits and will tell you when we believe there are better alternatives.
